Finished 24-gauge standing seam metal roof in Centerville, OH

We tore off the existing layer of asphalt shingles on this Centerville home, down to the plywood decking. A large section of decking on the back of the house had gone bad, so we cut it out and replaced it with new OSB. The roof had a crowded mix of penetrations, including vent pipes, skylights, sun tubes, and attic fans, and we removed the ones that were no longer needed to simplify the roofline.

Next, we covered the entire roof deck in ice and water shield for full underlayment protection. Then we installed a 24-gauge double-lock standing seam metal roof, putting all trims and flashings in first and the panels after. We flashed nine pipe penetrations on the back slope, including sewer, bathroom, kitchen, and furnace vents, and carefully flashed the large chimney on the front.

Why it matters

Going all the way down to the decking let us see what was really under the old shingles. The bad decking on the back would have kept getting worse under a new roof, so we replaced it with solid OSB to give the metal a sound base to fasten to.

Every opening in a roof is a spot where water can get in. By taking out the vent pipes, skylights, sun tubes, and attic fans this home no longer needed, we cut down the places that could leak and left a cleaner roofline.

Covering the whole deck in ice and water shield, not just the edges and valleys, puts a sealed layer under the metal across the entire roof. We install all trims and flashings before the panels so there’s far less foot traffic on the roof once the panels are on. That cuts down on scratches and other damage that can happen after the install.

Double-lock standing seam panels have their seams folded over twice, locking them together along the full length of each panel. The nine pipe penetrations on the back and the large chimney on the front were each flashed so the roof stays tight at its hardest spots.
