What moves the price up or down
- Roof size. Measured in squares of roof surface (one square = 100 sq ft), not the floor area of the house.
- Pitch. Steeper roofs need more safety setup and go slower.
- Complexity. Every valley, hip, dormer, skylight, chimney and pipe adds trim, flashing and labor. A simple gable costs far less per foot than a cut-up roof.
- Tear-off. Removing one layer of shingles is different from removing old metal, cedar shake and a rubber roof, as on our Lynn, IN job.
- Decking. We never install over rotten decking, so bad sheathing is replaced first. You won’t know how much until the old roof comes off; we explain how we price it up front.
- Panel and gauge. Double lock vs. snap lock, 24 vs. 26 gauge, standard vs. textured finish.
- Extras. Seamless gutters and guards, snow guards, ridge vents, chimney work and siding replacement at the walls.
Worked example: the math on a real roof size
Our Lynn, Indiana re-roof covered about 1,900 square feet of roof. At $8–$16 per square foot, that size of roof works out to roughly $15,200–$30,400 before extras. That job also involved tearing off three different old roofs, new 5/8″ OSB decking, re-sloping a flat roof, and a full 6-inch gutter system with guards, all of which push a project toward the top of the range. This is arithmetic on the published range, not that customer’s invoice.
Our Xenia, Ohio farmhouse was about 5,000–5,200 square feet of roof, a big roof with a correspondingly bigger number.
Metal vs. shingles over 50 years
Asphalt shingles typically last 15–25 years. A metal roof can last 40–70. Over the time you would own one metal roof, you would usually pay for two or three shingle roofs, each with a tear-off, disposal and the disruption of a re-roof, at whatever prices are in 2040 and 2060. That is why standing seam is the bigger number today but often the cheaper roof over the life of the house.
