Can You Paint a Metal Roof?

Yes, you can paint a metal roof, but only with a coating made for metal roofs, over a surface that has been cleaned, had loose rust removed, and been primed with a primer the coating maker approves. Bare galvanized steel and factory-baked finishes are the hardest surfaces to get paint to stick to. Paint changes the color and slows surface rust. It does not fix leaks, loose fasteners or panels that have rusted through.

When painting makes sense

  • The panels are structurally sound, with surface rust or a faded, chalky finish.
  • Fasteners, washers and flashing are tight, or are being fixed first.
  • You want a color change on a barn, shed or older roof that still has years left.

When it does not

  • Rust has eaten holes through the panels or along the laps.
  • The roof leaks. Coating over a leak hides it; it does not stop it.
  • The roof is still under a finish warranty. Field painting can void it, so read the warranty first.

How a metal roof is painted properly

  1. Repair first. Replace backed-out screws and dried-out washers, re-seal or replace flashing, and replace any rusted-through panels.
  2. Clean. Wash off dirt, chalking, oil and mildew so the primer bonds to metal, not grime.
  3. Treat rust. Remove loose rust down to a firm surface and treat what remains as the coating maker specifies.
  4. Prime. Bare galvanized steel needs a primer made for galvanized metal. The Roof Coatings Manufacturers Association notes that some rust-inhibiting primers are not compatible with some coatings, so use the system the coating maker recommends.
  5. Coat. Apply an acrylic or elastomeric metal roof coating at the thickness and number of coats on the product data sheet, in the temperature range it calls for.

Why factory finishes are hard to match

The color on a new metal roof is baked onto the steel coil in a factory before the panels are formed. Field paint cannot be baked, so it will not perform like the original finish. The Metal Construction Association does not endorse field-applied air-dry paint over factory finishes, beyond small touch-ups. A field coating can make an old roof look good again; it will not make it a new roof.

Our take. Brothers Metal Roofing does not offer roof painting as a service. What we do is fix the problems paint cannot: loose and missing fasteners, failed washers, flashing at chimneys and walls, damaged panels and early rust. If a repair will hold for years, we will tell you. If the roof is near the end of its life, like the 80-year-old rusted porch roof in the photo above, we will tell you that too. Frequently asked questions

Can you paint a galvanized metal roof?

Yes, but bare galvanized steel needs a primer made for galvanized metal, or the paint is likely to peel. Follow the coating manufacturer’s primer recommendation.

Will painting a metal roof stop leaks?

No. Leaks on metal roofs usually come from fasteners, washers, flashing or rusted-through panels. Those need to be repaired before any coating goes on.

Does painting a metal roof void the warranty?

It can. Some panel and finish warranties are voided by field painting or coating, so check yours first.
