Why insurers like metal roofs
- Hail. Metal resists hail far better than asphalt. Large hail can dent panels, but dents rarely cause leaks the way cracked shingles do.
- Wind. No shingles to lift and blow off.
- Fire. Metal is non-combustible.
- Age. Many insurers price coverage partly on roof age and condition, and a new roof helps.
What “Class 4” means
UL 2218 tests roofing by dropping steel balls of increasing size onto it. Class 4 is the highest rating. The test grades functional damage, such as cracks or ruptures that would let water in, not cosmetic denting. Ratings belong to specific products and gauges, so the insurer may ask for the product name and its listing, not just “metal roof.”
The cosmetic damage exclusion
Some insurers pair a metal roof discount with an endorsement that excludes cosmetic damage: dents and marks that change how the roof looks but do not let water in. With that endorsement, a hailstorm that dimples your panels may not be covered unless the roof actually leaks. Courts have enforced these exclusions; in a 2023 Texas federal case, Amphay v. Allstate, hail dents on a metal roof were not covered because the policy excluded cosmetic damage. Policies differ, so read yours.
Questions to ask your agent
- Do you give a discount for a Class 4 impact-resistant metal roof? How much, on which part of the premium?
- What documentation do you need: product name, UL 2218 listing, invoice, installation date?
- Does taking the discount add a cosmetic damage exclusion or a separate roof deductible?
- Is the roof covered at replacement cost or actual cash value as it ages?
Ask us for the panel, gauge and installation details on your roof when you talk to your agent.
In short. A metal roof can lower your premium, but buy it for the 40-to-70-year life and the storm resistance. Treat any insurance discount as a bonus, and know what your policy says about dents before the next hailstorm. If storm damage has already happened, see storm damage repair.
